Could someone please explain exactly what this means? All I’m getting and I could be wrong is that the MRC is trying to grab more land that technically belongs to Glen Eira. Is this right?

think it is quite reasonable. Didnt MRC give 7000 + square metres of land and only take 5000 + in return. They are entitled to a bit more. You dont want them to get ripped off by the deal do you?

No MRC Fan Club you are completely wrong … the MRC received the very valuable triangle of (5867 m2) of Crown Land near Caulfield Station currently used as a Tabaret and Monash Uni carpark. This land was acquired in exchange for 3 parcels of land
. 952m2 of MRC freehold land which is to be integrated into the racecourse proper (because the MRC has made it a starting point for some of their races),
. 691m2 of land currently used for stabling and to remain as stables for at least 10 years, and
. 5584m2 of neglected freehold land (of a lower commercial value than the triangle) at the roundabout at Glen Eira, Booran and Kambrook Roads which is to converted to parkland. What a great spot for a park – busy roads and no parking.
Do the maths … the MRC made out, they didn’t give away more land than they got.
As to who got ripped off … the citizens.

Yeh, I do what them to be ripped off for once, I have no qualm about that.

Odd that DPCD’s Land Services doesn’t appear to know of either LP2446 or PS700473C. Also I hadn’t realised that a chunk of Normanby Rd and Kambrook Rd are now zoned PDZ2 (literally the roads).
Hard to work out if “mrc fan club” is serious. The MRC can walk away if it doesn’t like the deal in which they secure valuable land in exchange for land of marginal utility, which will after 10 years be foisted upon Glen Eira Council. Until then MRC get to continue to use it. They’re not keen to relocate training to their other racecourse (one they own).

This is an application to close lanes which are now very valuable in terms of their value being about three thousand dollars a square metre when measured against a garage auctioned in 2010 for $2614 per square metre. This was for a contaminated site which will have to lie idle, while the pollutants evaporate or whatever, for years and therefore will have additional holding costs not to mention the huge expense of removing the petrol tanks.
Council must collect market value from these parcels of land and put it into a special account set aside for “open space”. Then when a site comes up within three hundred metres of this future heavily populated areas and a pocket park purchased.
