PS: We forgot to mention that parts of Bendigo Avenue are in a Heritage Zone. A four storey block should do wonders for heritage no doubt and will really fit in with ‘neighbourhood character’. Well done council!
PPS: Here’s a test for council – a double block in a Neighbourhood Residential Zone!

Another multiblock sale. I assume that Hyams will again claim council innocence and that all of these sales have nothing whatsoever to do with the zoning. Not a surprise that the residential growth zone is prominent in the advertising hoarding and no surprise either that it is Savilles and they deal mainly with overseas investors. Nearly 1500 sqm of land should reap a nice 4 storey box of about 50 dwellings.

Two nice Californian bungalow houses quietly awaiting the bulldozer ready for yet another block of little boxes all the same. Other residents are compelled to comply with every heritage requirement Council can throw at them for any type of redevelopment, renovation or modification to their existing houses while the developers appear to be immune from any heritage considerations whatsoever. Previously zoned of ‘significant’ and ‘contributory’ heritage value within Council’s own Heritage Building Overlay, these houses will be sold and become the subject of a proposed redevelopment as a multi-storey apartment block. This proposal could serve as a test case of Council’s resolve to stand up for their own heritage planning requirements.

We remind readers that “heritage” has little meaning in Glen Eira and was exemplified in the officer’s report on the attempted removal of heritage from the Esakoff Seaview Properties. One of the best lines ever was that since there is a similar building miles away in Balaclava Road, it is therefore not necessary to preserve the heritage status of this building. Surely this must go down in history as one of the most inept comments ever made and typifies the flagrant disregard of anything that might hold up development and profit for developers.

Well, they have really excelled themselves n! Truly I cannot believe the waste. And to think Neil Pilling started off as a Greens candidate – not a very green view of Glen Eira now.

Pilling joined the Libs years ago

Like trees – the Greens can be swayed everywhere. Nothing new.
October 17, 2014 at 5:01 PM
Agree with them or not the Greens actually generally stick by their principles. Much to their cost quite often. Regrettably, Cr Pilling has taken the line of least resistance and cast his lot with the officials and, when it suits, those who should be his adversaries.
Without the Greens backing he would be a casualty at the next poll in my view.

Another street that is close to being ripped apart. Half of it will be four storey monstrosities and the rest of the street nice california single storey bungalows. This does wonders for a neighbourhood and its composition and character.
I dont care how much they protest and claim that the zones aren’t any different. They are and will continue to be so until something is done about it and people are really protected. It isn’t supposed to be a society of the haves and have nots but in Glen Eira it is becoming that way more and more. If you live in the growth zones then you have no rights to anything that someone living across the street from you does have, or around the corner, or even next door.

The buyers better be people with Australian residency. The new laws will apply million dollar penalties on the people that do the deal. (Agents) and of course the property will be “disinvested”. That means it will be a forced sale. The seller can keep any profit. Wouldn’t be much when you take the Chinese out of the market. Won’t be able to use their relations either. Might slow the (MODERATORS: phrase deleted). Certainly make the agents behave themselves. They are currently rushing to get sales in before the new laws come in or the Foreign Investment Review Board starts doing what we are paying them to do.

Lorrane, Bendigo, Roberts. Like a bunch of dominoes – down the drain.

As per Jamie Hyams at last Tuesdays Meeting – this spike is not attributable to the zones. Yeah sure Jamie, the empirical evidence is there anyone can see it.
As per Jamie Hyams at last Tuesdays Meeting – the last such spike was just prior to the zone implementation when developers wanted to lodge applications that would have been limited by the zones. Comment from the gallery – why did the developers know and the residents didn’t.
Questions that need to asked are
. how many of the pre zone implementation permit applications were lodged for the Minimal Change Area (now NRZ1) vs. the Housing Diversity Areas (now RGZ1 and GRZ1, 2 & 3)
. how many of the pre-zone implementation permit applications either exceeded or equalled the height limits imposed by the implementation of the zones.

Great questions but you will never get a straight answer
October 16, 2014 at 10:38 PM
Once upon a time agents would advertise their properties by mainly appealing to the features of the actual house. Today it’s all about size of the land and zoning from the looks of all these boards going up. That’s got everything to do with the new zones and council can rave on as much as they like. The zones have caused a lot of this buying and selling.
Since some people are asking questions here then how about we get some answers from real estate agents like – how many properties have you sold in the general residential or growth zones since last year and how does it compare with the properties youve sold in minimal change. What has changed overall in the last year since the zones arrived and how many of your sales have gone to developers and how many to ordinary joe blow residents. That I think would tell a story in itself.
October 17, 2014 at 7:02 AM
It’s a sorry state of affairs when residents are seeking answers from real estate agents rather than our open, transparent and accountable Council.

Hyams letter of 29 May 2013 attached to the agenda.says it all. Nice to see Cr Okotell questioning him about the above letter. Cr O’kotell is emerging to be real ambassador of residents unlike Esakoff and Delahuntly As for Hyams we know who he is working for. Despicable.
October 17, 2014 at 9:50 AM
Okotel is actually emerging as a bumbling fool – if you had attended the last (or any) Council Meeting you would have seen that many times over. I don’t know why she bothers to speak since it’s mostly incomprehensible and usually unrelated to Council matters. If she has to speak she should do us all a favour and simply say I agree with whatever Margaret said or is going to say.
Agree with your comments on Esakoff, Delahunty and Hyams.
October 17, 2014 at 8:41 PM
Okotel has come out from the dark side
although after 2 years now knows she was used by the gang. She is fair and she will hopefully serve her constituents and not the gang. Look out for her contributions…..

While I seriously doubt it, we will just have to wait and see.

Read this article from Domain from only 4 months ago: http://news.domain.com.au/domain/neighbourhoods/neighbourhoods-mckinnon-20140613-zs6vs.html
Quote: “However, it’s not just the zone that people buy in the suburb for, says Mr Blow. “It’s also the relative affordability of the suburb compared to, say, Brighton, and the fact that you can buy some very nicely preserved Cal Bungs and Art Decos on very big blocks.”
I wonder what a quote from an agent might look like now, only 4 months later – Perhaps: ‘….and the fact that overseas developers can rort the FIRB rules, price families out of the property market and bulldoze some very nicely preserved Cal bungs and Art Decos on very big blocks’.
