Conspiracy have you considered the fact that the same consultants are doing this development that started off on the C60? When the first information session took place for the C60 it was going to be an upper limit of 15 storeys and around 1100 dwellings. By the time it was finished it had grown and grown. Newton got his special committee up when there was no need for it. That meant 4 people decided. Some councillors have already gone public with their views on this development. I think the parallels are quite startling already. Maybe you can fool residents once. I sincerely hope that East Bentleigh residents won’t be duped like the Caulfield North residents were.

They set a precedent we will all regret.We need to toss the current pack of fools out before the Municipality becomes unlivable, if it hasn’t reached this already. Currently, Virginia Park is part C1Z (no height limit, commercial/retail and residential uses allowed) and part C2Z (no height limit, only commercial/retail uses allowed). The amendment, sponsored by the developer (Gillon), is requesting rezoning of C2Z to C1Z.
Since Council has given the Gillon their desired height limits by applying a Design and Development Overlay (DDO). The only remaining impediment to Gillon’s profit maximization is changing the C2Z zoning to C1Z zoning so that office/retail space can be replaced with residences if Gillon decides that is more profitable. The evidence of residences vs. commercial/retail usage being the preferred developer option is there – Glen Eira’s shopping strips are zoned C1Z and, even though most have much better public transport access than Virginia park, all feature ground floor retail/commercial with 1st to X floors being residences.
What this amendment means, is that the stand alone, public transport strapped Virginia Park develop rather than becoming the touted vibrant, retail, commercial residential hub giving residents (of Virgina Park itself and nearby Bentleigh) the opportunity of living and working locally will instead become, via reduced employment opportunities, become a dormitory development with increased pressure on already strapped public transport and greater private vehicle usage.
