The Government’s latest planning move has now been made public . In typical style it is the media that is informed first, rather than the community, or we assume even councils. Maps featuring the remaining activity centres such as Caulfield and Glen Huntly feature in The Age. Bentleigh is also mentioned, but the media has not provided the maps for this activity centre.
We could not find any maps on the various government websites apart from a media release by the Premier. No link was provided to the maps.
Here is what is proposed for what is euphemistically called Caulfield even though it covers most of Caulfield North, Caulfield East and Caulfield South. Please note:
- The dark brown areas designated as ‘strategic development site’ with no height limits announced. The MRC must be laughing all the way to the bank!
- The expansion of the ‘inner catchment’ all the way to Hawthorn Road, with the possibility of up to 6 storeys on ‘large’ sites .
- Three storeys along major roads such as Bambra and all the way to Balaclava.

Another example of planning that has the potential to destroy what most communities regard as sacrosanct – heritage, sunlight, environment, etc. etc. And whether or not any of these planning moves actually achieve affordable housing, or even sustainable housing is highly questionable.

PS: finally found a link to the latest ‘survey’ on these Phase 2 activity centre announcements. Below is the Bentleigh one –

The accompanying survey for Bentleigh is another sham exercise in ‘community consultation’. In regards to the proposed heights of up to ten storeys, the question regarding this is:
What range of heights do you think are suitable for the core of your area? Required
6 – 8 storeys
8 – 10 storeys
10 – 12 storeys
Greater than 12 storeys
No opportunity provided in the above question to even object to the 6 and 8 storey height limits. Before the ability to move on to another question, you are ‘required’ to select one of these options.
Another question which leaves much to be desired is – Where do you think the proposed highest building heights in the core should be located? Required
Most of the ‘survey’ is nothing more than motherhood statements. This isn’t consultation. It is an exercise to provide us with answers that basically support what is proposed!

Turning hundreds of residential streets into canyons of 4, 6, and even 8 storey buildings says that this government does not care one bit about good amenity, sustainability, open space, parking, sunlight and so on. Developments of 4 storeys and over will be apartment blocks not town houses. They won’t be cheap either.
Would love to see figures on how much the development industry pays government.

does it make any difference to MRC already have permission for 25 story building next to the station. Also the have sold the land next to the racecourse to mount Scopus so that won’t be apartments

I heard Sonya Kilkenny lie her head off on ABC News about the Allan Government’s plans. It is obviously not about Victorians since the government has been discouraging development in regional Victoria. It’s not about affordability, since the government has chosen designs that are about 50% more expensive per sq ft. It’s not about services, since the government doesn’t know what services people want and need. It’s not about design–the government politicised planning policy c1990 when it abolished its metropolitan planning authority and replaced it with people beholden to the Minister. It’s not about democracy, not if you believe democracy involves accepting for yourself what you seek to impose on others. It’s not about cleaning up corruption in the planning, development, and construction industries, as yet another scandal breaks. It’s not about sustainable modes of transportation, as the government continues to pump 10s of billions of dollars into road projects to encourage car usage. Its track record is abysmal with projects running over budget by record amounts, and with its failure to provide the infrastructure required to support the increase in population it imposes on Councils. It has been whinging to the press that Councils have failed to spend the money needed to compensate for government failures eg carparking. And at the same time it has restricted Council rates increases to less than CPI. What a mess.

They’ll be so badly built, banks won’t lend people the money to buy them. They’ll become negative equity the minute after purchase and never gain value as the repair bills stack up and the body corporates collapse into dysfunctional squabbling. It will be rental, rental and rental, and not reasonable rent either.
With the latest news of Victorian Labor handing 15 billion to their bikie mates and a long list of other assorted criminals. It sure looks like the bikie gangs are still running planning in Melbourne.
